Welcome. This website (the "Site") is operated by Blake Park, a licensed real estate salesperson in the State of Ohio affiliated with Reafco (together, "Blake Park," "we," "us" or "our"). These Terms and Conditions (the "Terms") govern your access to and use of the Site, including all content, forms, downloadable resources and features. Please read them carefully. By accessing or using the Site, you agree to be bound by these Terms and by our Privacy Policy. If you do not agree, please do not use the Site.

1. Purpose of the Site

The Site provides general information about real estate services, the Central Ohio housing market, and resources for buyers, sellers and investors. All content is provided for general informational purposes only and does not constitute legal, tax, accounting, financial, lending, appraisal, engineering, environmental or home inspection advice. You should consult qualified professionals before making any real estate, financial or legal decision.

2. No Agency or Brokerage Relationship

Your use of the Site, submission of a form, request for information or scheduling of a consultation does not by itself create an agency, fiduciary or client relationship between you and Blake Park or Reafco. In Ohio, agency relationships are governed by the Ohio Revised Code and are established only through a written agreement. Before we represent you, we will provide the Ohio Consumer Guide to Agency Relationships and review any required agency disclosure and representation agreement with you. Until such an agreement is signed, please do not share confidential information you would not want disclosed to other parties.

3. Property Listings and Market Information

Property listings, photographs, prices, square footage, school information, taxes, HOA details and other data displayed on or linked from the Site may be provided by multiple listing services, public records, sellers or other third parties. This information is deemed reliable but is not guaranteed and should be independently verified. Listings are subject to prior sale, price changes, errors, omissions and withdrawal without notice. Square footage, lot size and room dimensions are approximate. School assignments and boundaries are subject to change and should be confirmed with the school district. Neither Blake Park nor Reafco is responsible for typographical errors, misinformation or misprints.

4. Home Valuations and Estimates

Any home value estimate, comparative market analysis, broker price opinion, rent estimate or investment projection provided through the Site or by us is an opinion based on available market data. It is not an appraisal, is not prepared by a licensed appraiser, and should not be relied on for lending, tax, legal or insurance purposes. Investment figures such as rents, expenses, cash flow and returns are estimates only; actual results will vary and are not guaranteed.

5. Recommended Service Providers

Lists of lenders, home inspectors, stagers, property managers, contractors and other service providers are offered as a courtesy based on our professional experience. These providers are independent businesses and are not employees or agents of Blake Park or Reafco. We do not guarantee or warrant their services, pricing, licensing or results. You are free to select any provider you choose, and you are responsible for conducting your own due diligence. Any affiliated business arrangement that requires disclosure under federal or state law will be disclosed to you in writing.

6. Third-Party Links and Embedded Tools

The Site contains links to and embedded features from third-party websites and services, including listing portals, scheduling tools, maps, review platforms and rent estimate tools. These are provided for convenience only. We do not control and are not responsible for the content, accuracy, availability, security or privacy practices of any third-party site or service, and your use of them is subject to their own terms and policies.

7. Acceptable Use

You agree to use the Site only for lawful purposes and in a manner consistent with these Terms. You agree not to:

  • Copy, scrape, harvest, frame or republish Site content or listing data for commercial purposes without our written permission;

  • Use any automated system, bot or script to access the Site or submit forms;

  • Submit false, misleading or fraudulent information, or impersonate any person;

  • Upload or transmit viruses, malicious code or anything that could interfere with the Site's operation; or

  • Use the Site to harass, discriminate against or harm any person.

8. Communications Consent

By submitting your contact information through the Site, you consent to receive communications from us by phone, text message and email regarding your inquiry and related real estate services. Consent to marketing text messages is not a condition of receiving services. Message and data rates may apply. You may opt out of text messages at any time by replying STOP and may unsubscribe from marketing emails at any time. Please see our Privacy Policy for more information.

9. Intellectual Property

All content on the Site, including text, graphics, logos, photographs, videos, guides, PDFs and the selection and arrangement of that content, is owned by Blake Park or used under license and is protected by United States copyright, trademark and other intellectual property laws. You may view, download and print content for your personal, non-commercial use only, provided you do not remove any copyright or proprietary notices. REALTOR® is a federally registered collective membership mark identifying real estate professionals who are members of the National Association of REALTORS® and subscribe to its Code of Ethics. Third-party names and logos displayed on the Site belong to their respective owners.

10. Fair Housing and Equal Opportunity

We are committed to the letter and spirit of the federal Fair Housing Act, Ohio fair housing law and all local fair housing ordinances. We do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, ancestry, military status, or any other class protected by applicable law. Information about neighborhoods, schools and communities is provided for general reference only and is not intended to steer any person toward or away from any area.

11. Wire Fraud Warning

Real estate transactions are a frequent target of wire fraud. We will never send or change wiring instructions by email or text message. Before sending any funds, always confirm wiring instructions by calling your title or escrow company directly at a phone number you have independently verified. Blake Park and Reafco are not responsible for funds wired based on fraudulent instructions.

12. Disclaimer of Warranties

THE SITE AND ALL CONTENT ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF ACCURACY, COMPLETENESS, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE OR NON-INFRINGEMENT. We do not warrant that the Site will be uninterrupted, error-free or free of viruses or other harmful components.

13. Limitation of Liability

TO THE FULLEST EXTENT PERMITTED BY LAW, BLAKE PARK, REAFCO AND THEIR AFFILIATES, AGENTS AND EMPLOYEES SHALL NOT BE LIABLE FOR ANY DIRECT, INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL OR PUNITIVE DAMAGES ARISING OUT OF OR RELATING TO YOUR USE OF, OR INABILITY TO USE, THE SITE OR ANY CONTENT, LINKED SITE OR THIRD-PARTY SERVICE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

14. Indemnification

You agree to indemnify and hold harmless Blake Park, Reafco and their affiliates, agents and employees from any claims, losses, damages, liabilities and expenses, including reasonable attorneys' fees, arising out of your use of the Site or your violation of these Terms.

15. Governing Law and Venue

These Terms are governed by the laws of the State of Ohio, without regard to its conflict of law principles. Any legal action relating to the Site or these Terms shall be brought exclusively in the state or federal courts located in Franklin County, Ohio, and you consent to the jurisdiction of those courts.

16. Changes to These Terms

We may revise these Terms at any time by updating this page. Changes take effect when posted, and the effective date above will be updated. Your continued use of the Site after changes are posted constitutes your acceptance of the revised Terms.

17. Severability

If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions will remain in full force and effect.
