Columbus neighborhood guides

Housing, amenities and rental numbers for each area. Plain-English notes from someone who builds, rents and sells houses in these neighborhoods.

German Village

Brick streets · Schiller Park · The Book Loft

Brick streets, 1800s brick cottages and Schiller Park, all a short walk from downtown and the Brewery District. One of the most in-demand neighborhoods near downtown Columbus, and the pockets around it (Merion Village, Southern Orchards, Deshler Park) are where a lot of the renovation is happening now.

Owner guide

  • Coffee shops, restaurants, the Book Loft and Schiller Park are all nearby.
  • Homes are older and lots are small. Plan for brick, slate and old-house systems when you budget.
  • It's a historic district, so exterior changes go through the German Village Commission. Build that into any renovation timeline.
  • Expect to pay a premium versus nearby streets in Merion Village or Schumacher Place for the same square footage.

Investor guide

  • About half of households rent here, so tenant demand is steady.
  • Purchase prices are high for the rent, so cash flow is thin. Most investors here are buying for appreciation or short- and mid-term rentals.
  • Doubles and small multifamily just south and east (Merion Village, Southern Orchards) usually pencil better.
  • Historic review adds time and cost to exterior work. Get that into your rehab budget.

Clintonville

Ravines · Whetstone Park of Roses · North High Street

Tree-lined streets of 1920s to 1950s bungalows, Cape Cods and brick colonials along North High Street, with ravines, Whetstone Park and the Olentangy Trail. Mostly owner-occupied, with homes that tend to sell quickly when they're priced right.

Owner guide

  • Local shops and restaurants on High Street, and a short drive to downtown and Ohio State.
  • Houses are solid but older. Look closely at roofs, sewer lines, basements and electrical.
  • Inventory is tight, so be ready to move quickly with your financing lined up.
  • The ravine and park-side streets usually carry a premium.

Investor guide

  • Only about 38% of households rent, so rentals are scarcer and hold value well.
  • The south end near campus has more doubles and rental demand tied to Ohio State. The north end is mostly single-family houses.
  • Buy prices are high relative to rent, so expect modest cash flow and strong resale.
  • Light cosmetic updates go a long way here. Buyers pay up for move-in-ready houses.

Downtown & Franklinton

Scioto Mile · Arena District · Franklinton arts scene

Downtown is the center of Columbus for jobs, dining and entertainment, with the Scioto Mile, the Arena District and the Short North right there. Franklinton sits just west across the Scioto River and has seen a decade of new development and fast-rising values.

Owner guide

  • Downtown is mostly condos and lofts. Read the HOA budget, reserves and rental rules before you buy.
  • Franklinton mixes older single-family homes with new townhomes and apartments.
  • Close to work, games, COSI and the riverfront parks.
  • Parking and HOA fees matter a lot to resale. Ask about both on every unit.

Investor guide

  • Downtown: about 80% of households rent. There's strong short- and mid-term demand from travelers, relocating workers and visitors, but check each building's rental rules.
  • Franklinton: lower buy-in, with values climbing as new projects fill in. Rehabs and new builds both work here.
  • Check flood zone and insurance on Franklinton addresses before you make an offer.
  • Value-add singles and doubles in Franklinton can cash flow better than downtown condos.

Worthington

Village Green · Saturday farmers market

A historic New England-style village green with a Saturday farmers market, shops and restaurants, surrounded by mid-century ranches, split-levels and colonials. Easy access to I-270, downtown and the Olentangy Trail.

Owner guide

  • Close to the Olentangy Trail, parks and the Old Worthington shops.
  • Many homes are from the 1950s to 1970s. Budget for updates to kitchens, baths and mechanicals.
  • Well-kept, updated homes sell fast. Price and prep matter if you're selling.
  • Check which school district an address is in. Not every 43085 address is in Worthington Schools, so confirm with the district.

Investor guide

  • About 29% of households rent, so it's mostly an owner market.
  • Most rentals here are single-family houses.
  • Buy prices are higher, so most investors play it as a long-term hold or a cosmetic flip, not a cash-flow play.
  • Dated ranches are the usual value-add opportunity.
